A buyer touring Cadence and Inspirada in the same weekend usually leaves with the same impression: the Cadence floor plan costs more. Same square footage, same builder shortlist, same drive to Harry Reid. The gap can run twenty to forty thousand dollars in list price. It looks like a premium.

It is not a premium. It is a bill Inspirada and Skye Canyon buyers pay separately, on a different piece of paper, twice a year, for the next decade or two. Once you add that piece of paper to the Cadence comparison, the ranking inverts.

That is the mechanic worth understanding before you write an offer in east Henderson in 2026.

The Line Item That Isn't on the Cadence Statement

Nevada master plans get built two ways. The developer can pay for streets, sewer trunk lines, drainage, streetlights, and water mains upfront and roll the cost into the sales price. Or the local government can float a bond to cover that infrastructure and assess the future homeowners for repayment over ten to twenty years. The second path is a Special Improvement District in the City of Las Vegas or Clark County, and a Local Improvement District under the City of Henderson's finance code. Buyers there pay a special assessment as a separate line on the semi-annual Clark County tax statement. Skip a payment and the county can start foreclosure inside sixty days, on a schedule that is faster and less forgiving than a delinquent property tax.

What the Prepayment Actually Bought

Cadence is one of the highest-selling master plans in the country. Boyd Gaming publicly cited more than 1,200 new-home sales at Cadence in 2025, third nationally, when Cadence Crossing opened on March 25, 2026. The community sits on 2,200 acres with roughly 450 acres of open space and a 50-acre Central Park, targeting a full buildout of about 12,250 homes off Lake Mead Parkway near the I-215 and I-515 interchange.

Roughly half of that plan is on the ground. The remaining phases will keep coming online for another four to six years, which is where the math matters. A Cadence buyer who closes in 2026 owns a home with the streets, drainage, and utilities already paid for through the purchase price. A Cadence file does not carry that drag.

What to Pull Before You Write the Offer

If you are comparing Cadence to Inspirada, Skye Canyon, or Lake Las Vegas in 2026, five documents make the difference between a clean file and a surprise at closing:

  • The Assessment Management Group payoff quote from the City of Henderson for any LID balance in Inspirada or Lake Las Vegas
  • The builder's Nevada public report, which discloses the district but often buries the total remaining balance and years remaining
  • The 3% early-payoff penalty schedule, which turns a $20,000 lump-sum decision into a $20,600 lump-sum decision
  • The lender's debt-to-income calculation with the SID or LID included in monthly housing expense, not excluded

None of these documents are hard to pull. They are simply not the documents most out-of-state buyers ask for in the first tour.

Does Nevada AB 540 change the SID and LID math? The 2023 legislation directed roughly $50 million toward reducing special-assessment burdens on certain Nevada homeowners, with relief timelines that vary by district.
